The notification of the Unified Building Bye laws for Delhi, 2016 is a landmark event coming as it does after 33 years of the previous building bye laws for Delhi. The last revision of the Delhi Building Bye laws took place in 1983.

The Indian Institute of Architects, Northern Chapter had organized a Chai Coffee Architecture session on to discuss the implications of the Unified Building Bye laws for architects and planners.

Delhi as a State and National Capital city has a multiplicity of Agencies tasked with building, regulating and monitoring its built environment. The multitude of agencies makes it a nightmare to get plans approved for its Citizens as per the bye laws with the incorporation of several amendments. The release of the Unified Building Bye laws Delhi 2016, incorporating all the amendments aims to simplify the process and ease the problems associated with obtaining approvals.Some of the salient features of the Unified Building Bye Laws for Delhi 2016 include it being User friendly, Time based Single window clearance of Plans from all internal and external agencies including Delhi Fire Service, Chief Inspector Factories, AAI, Delhi metro, Ministry of Environment and Forests, single online payment to the local body, Reduction in paperwork requirements.

It incorporates green environmental friendly measures for plot sizes over105 sq.mt., promotes a better implementation of structural stability, Disaster Mitigation, mandates differently abled, children and senior citizen friendly design, promotes Public art, incorporates DCR of MPD 2021, provides standards for high rise buildings and incorporates Swachh Bharat Mission by making it mandatory for all buildings on plots above 3000 sq.mt to provide for public washrooms.
